The same filings, for the people who build, manage and sell.
Every job filed with the NYC Department of Buildings, matched to the buildings, blocks or neighborhoods you care about, the evening the city publishes it. One account, up to 25 watches, a whole ZIP code or neighborhood if you want it.
Pro is open by invitation while we finish billing. Sign up here and we will switch your account on by email.
Who uses it
Trades and suppliers
A filing means the owner already has an architect, and often a GC. The work for subs is still open: plumbing, electrical, sidewalk sheds and scaffolding, demolition, waterproofing. "Permit issued" is the day the job turns real and crews get booked. "Permit expired" is a job that stalled and needs someone to finish it.
Property managers and portfolio owners
Every building you manage on one account. A filing on your property by a tenant, a contractor or a previous owner reaches you the same evening, and so does the permit that lapses: open or expired permits hold up refinancing and sales.
Architects, expediters and brokers
Watch client buildings and see approvals and issued permits without logging into DOB NOW every morning. Watch a neighborhood and see the new buildings, conversions and enlargements before they are listed.
What each event means for you
| Event | What it tells you | Who gets it |
|---|---|---|
| New job filed | An owner has committed money to a design professional. The filing lists the work types and the estimated cost. | Free, Owner, Pro |
| Plans approved | The job passed plan review. Permits follow, usually within weeks. | Owner, Pro |
| Permit issued | Work can start. Crews can mobilize; for a sub or supplier this is the lead. | Owner, Pro |
| Permit expired | The job did not finish inside its permit term. Somebody has to renew it or complete the work. | Pro |
| Filing withdrawn | The owner pulled the job. Stop chasing it. | Pro |
| Job signed off | The work is complete and inspected. | Pro |

What an alert looks like
New 8-story building, 83 units
733 Crotona Park North, Bronx · Tremont
Status: Permit Entire · permit issued Oct 16, 2026
A real permit from October 2026, seen through a neighborhood watch. Address watches say the distance and direction from your address instead.
Before you rely on it
- No contact details. An alert carries the job, the address and the DOB record. The applicant and owner of record are on the DOB record, where the city publishes them. We do not collect or sell anyone's information.
- Only jobs in DOB NOW. Jobs still in the legacy BIS system are not included.
- Not complaints, violations or stop-work orders.
- Once a day. The city publishes in the late afternoon; "instant" is the same evening.
- A filing is not a permit. Many jobs sit in review for months or are withdrawn; the event sequence above is how you tell them apart.
